Fox Run Meadows Homeowners Association, Inc.


Established in 1998, Fox Run Meadows sits atop Missouri Heights in Eagle County and features expansive views of Mt. Sopris, the Elk Range, Basalt Mountain, Snowmass and beyond. Fox Run is a 10 minute drive from Highway 82 at El Jebel and comprises a mix of 24 residential and agricultural home sites ranging from one to ten acres situated on just over 123 acres, including about 31 acres of open park-like space. A Board of Directors, along with professional property management, oversees essential services to homeowners such as domestic water, fire hydrants, ditch irrigation water and maintenance of common areas, and communicates fire mitigation recommendations in conjunction with local authorities to promote community safety.

  • How much are the Fox Run Meadows HOA dues and where are they billed?

    The 2024 Assessment is  $3,407.00. Assessments are billed annually on January 1st. 


    Special assessments or other charges may be assessed or made from time to time by the Association in accordance with the HOA’s governing documents and are due and payable as provided by the Board in making such assessment.

  • Who do I contact regarding utilities in Fox Run?

    • Electricity is provided by Holy Cross Energy.
    • Gas service is provided by Black Hills Energy.
    • Internet service is provided by Rise Broadban, Kellin or Pathfinder.  
    • Water service is provided by Fox Run Meadows HOA. 
  • How much domestic water can I use and what fees are charged for overages?

    Each lot within Fox Run Meadows is limited to the number of gallons of domestic water they can use each year. 


    LOTS 1- 17

    13,330 gal/mo non-irrigation season (Nov - April)

    33,800 gal/mo irrigation season (May - Oct)


    LOTS 18 - 24

                  + 6,000 gal/mo if mother-in-law unit constructed

    Meters are read monthly by Engen Management  beginning May 1st through November 1st. Owners exceeding the numbers of gallons that they are allocated per month will be assessed a water surcharge. 


    - For the first 1,000 gallons in excess of the Lot’s water allocation: $200.00


    - For the second through the fifth 1,000 gallons in excess of the Lot’s water allocation: $300.00 per 1,000 gallons


    - For the sixth and each subsequent 1,000 gallons in excess of the Lot’s water allocation: $400.00 per 1,000 gallons. 


    These charges shall be imposed at the Board’s discretion. If there are mitigating circumstances beyond the Owner’s control, the charges may be waived or reduced by the Board.

  • How do I get access to ditch water for irrigation?

    When runoff starts in the spring, the Missouri Heights Ditch Company releases “A” water from the reservoir. This water is released to each shareholder based on the number of water shares that are owned or leased. Fox Run Meadows HOA has water rights to 666 total shares (A & B). 


    Once the reservoir is maintained at the correct level, “A” Water is shut off and shareholders have the right to call for “B” Water. During drought years or years with low precipitation the reservoir can be lower than expected. In that case like years past, “A” water will be released based on the amount of water coming into the reservoir. Once the flow into the reservoir slows down, then “A” water will be shut off and they will try to hold the “B” water for the shareholders. This can result in very low water amounts for each shareholder and may require shareholders to call for water at the same time to keep the ditch volume high enough to get to each property.


    The ditch company should notify the HOA when the ditch water will be turned on and off. IMM will communicate this information to the membership via email so homeowners can plan accordingly and advise their landscaping companies as needed.
